If you choose a custom project, we will sign a design contract for which we charge only 90€/m2 to design the perfect house for you.
Once we have the design, we apply for the license to the city council. This process takes a variable period of time, but once we have the technician's approval, we can start manufacturing in our workshop.
We take care of the process from start to finish. Once you contact us, our sales team will contact you to explain the process and see which options are best suited to you.
In parallel to the fabrication, foundations and connections are executed on the plot, so that in only 100 days (up to 3 modules) you can enjoy your new home.
Currently we only carry out multi-module projects in the European Union. For all projects abroad, local architectural/construction professionals are required for the installation, foundation and licensing process.

Land search
According to your needs and the geographical area of interest, we will search for the ideal land for your project, confirming that it complies with all the regulatory requirements.

Urban planning consultation
We analyze the urban planning regulations that affect your land to confirm its viability. Our architects may contact the city hall and other regulatory entities. We will only make consultations on land classified as urban or urbanizable.

Purchase of land
We can manage the purchase of your land in the most favorable way possible. We will explain the process to help you successfully complete these procedures and start your home as soon as possible.

Design
We will design your home/space just as you imagine it. Our team will create a unique project that meets your needs in terms of space, distribution, surface area, etc. Three revisions will be made and at the end you will get a closed budget.

Processing of licenses
We will also accompany you in the process of obtaining the license. While we design your home, we make the necessary arrangements with the town hall to obtain all the permits as easily as possible so that you can enjoy your home as soon as possible.

Architect-Approprietor
We can take care of the design, fabrication and installation with our team of expert architects and quantity surveyors. All projects will be signed and in order to comply with the necessary formalities. The cost of the architects and quantity surveyors is included in the design fee.

Construction/Manufacturing
We will carry out the construction in our factory within 100-130 days. The individual modules will be manufactured according to the premises of our construction model. For projects of more than one module, they will be manufactured and transported completely finished and we will make the connection on site.

Transportation
We will transport the modules within 1-2 days in the peninsula, 3-4 in the Balearic and Canary Islands and, for the rest of Europe, 1 day of transport for every 400 km. For projects abroad please contact our sales team for costs.

Delivery and installation
We take care of the final delivery and installation of your home on site. For this we will coordinate the delivery with our team, we will install the modules with a crane, we will make the union of the modules and the relevant connections to supplies (if required). The deadlines are: 1-2 days, 7 days for L-3M models and custom-made projects, 7 days for each floor and 7 days for finishing and start-up.

Combination of modules
Our system is designed so that the combination of modules is very simple. We can join modules in a single floor (as our customizable models) or in two heights, and there is the possibility of expansion in the future, always thinking about it from the first design phase.
Interior layout
We adapt the interior layout to the tastes and needs of the client, optimizing space and facilities to the maximum. In this way, we try to concentrate kitchen and bathrooms in the same module or at a short distance from each other, in order to reduce to the maximum the route of the facilities.
Exterior
Materials
The materials chosen for the exterior of our tinis®, have little or no ecological footprint, are zero kilometer materials, acquired locally and with good performance over the years.
Their durability is guaranteed, and their maintenance is null. Both galvanized and corten steel, as well as burned or heat-treated wood, require no maintenance.
One of the most attractive aspects of the tinis® are their large windows, which, like the narrow windows, go from floor to ceiling. The windows are sliding, Cor-Vision model by Cortizo, which have a security lock and serve as access to the tini®, although if you wish we could integrate a hinged entrance door. The small windows are Cor60 also from Cortizo, and all have 6+6 climalit plus double glazing, 14 chamber with argon gas and 4+4 climalit plus low emissivity double glazing.
Cover
Our system is designed with a flat roof, because it can also serve as a terrace. If for regulatory reasons you need it to be inclined, do not hesitate to consult our team who will propose an alternative to the flat roof.
We can offer you different roof finishes such as wood, gravel or landscaped roof.
Outdoor lighting
We love integrated lighting and we offer different solutions for outdoor lighting that can be recessed, surface mounted... Ask our team!
Interior
Materials
The marked and rough textures of the exterior materials contrast with the interior of the tinis®, where warm materials predominate. We use all-natural woods that create the cozy atmosphere so characteristic of tinis®.
The interior details are fundamental for us, those that mark the day-to-day experience. That is why we take great care that the interior doors are heavy and completely airtight. Normally they are hinged, but if you need or like sliding doors, no problem, we make them with the same care. In addition, all interior partitions are acoustically insulated.
Isolation
The 14 cm of insulation in roofs and facades make tinis® much more insulated than any other house. Insulations of different densities (XPS, multi-reflective insulation and recycled cotton) are combined to achieve better performance. In addition, interior wood finishes help improve thermal and acoustic performance.
Equipment
Bathroom, kitchen and furniture
We like to be able to deliver the tini® completely finished, because that way we ensure the correct functioning of all the elements. If you would like to finish the bathroom or kitchen there would be no problem, just let us know and we will do the pre-installation so that you can finish it to your liking. Except for the shower tray that we need to incorporate it to finish off the floor, and the toilet if you would like it suspended, since its cistern is embedded in the facade of the tini®.
With our wood stove we can heat a tini® module without any problem. If your project is larger, we can offer you the option that best suits your needs. We can air condition the tinis® with hot/cold air pump or with underfloor heating and aerothermics. Our team will offer you the best solution. The good thing is that, as the tinis® are highly insulated, you will consume less energy.
Self-sufficiency
You can connect your tini® to the supply network or choose to be totally or partially self-sufficient.
In case it is self-sufficient, it is important to make a detailed study adjusted to the demand, the use and the location of the module(s), once the project is defined. Each of the elements and costs described below are dimensioned for a tini® M module disconnected from the grid and for weekend use.
The price of tinis® does not include the foundation, since it depends on the type of soil. Normally, a reinforced slab is used, which in favorable flat terrain has an approximate cost of 120-150 €/m2. There are other alternatives such as prefabricated piles, point supports that are placed on the perimeter and allow the module to be supported. In the Madrid area, we can take care of the execution of the foundations. If you are not near, do not worry, we will provide all the technical information and coordinate a local person.
Whatever you need
We can include in the project all the elements you need, porches and pergolas, swimming pool, garage, plot enclosure, landscaping... Just let us know and we will make a design completely integrated with your tini®.

Self-sufficiency
You can connect your tini® to the mains or choose to make it fully or partially self-sufficient.
In case it is self-sufficient, it is important to make a detailed study adjusted to the demand, use and location of the module(s), once the project is defined. Each of the elements and costs described below are dimensioned for a tini® M module disconnected from the grid and for weekend use.
Water tank
The water tank is accompanied by a pressure group. In general, both are located in the installation room of the tini®, unless, due to demand, the size of the tank makes it necessary to place it outside.
The water tank included in the customizer has a capacity of 1,000L and is sized for a weekend use of 2 persons: - Shower 100L/5min - Cistern 5/10L - Washing hands/teeth 1.5L - Drinking 1.5L/person/day - Cooking 6L/day
If the demand is higher due to the number of occupants, our team will be in charge of resizing the tank and budgeting its installation, since it will be buried in the ground, the work will depend on the type and consistency of the ground.
Septic tank
The septic tank is a tank buried a few meters away from the tini® that is connected to it through the accessible floor of the installation room. The septic tank we install has a series of filters and bacteria that remove the detritus, thus draining clean water to the ground.
It will be sufficient to empty it once every 3-5 years, but again it will depend on the use and number of occupants.
The price included in the customizer is a guide price that varies depending on the location and the type and consistency of the soil.
Solar panels
There are 3 options for supplying electricity to the tinis® by means of solar panels. For each of them a detailed study based on location and demand will be required:
Self-sufficient for weekend use You will need solar panels and batteries. The price indicated in the customizer derives from the calculation made for a single module for weekend use with the following equipment: - Compact refrigerator - Extractor hood - Microwave oven - Thermos with accumulator (80L) - LED lighting
Self-sufficient for daily use You will need solar panels and batteries, plus a guardian-sol 6000w generator.
Self-consumption With solar panels, but in this case without batteries, and grid connection.
*The price included in the customizer is for 9 solar panels and 2 batteries.
Equipment
You can customize the interior space of the tini® by choosing the equipment you need.
You can choose it diaphanous, with bathroom and kitchen, with only one of the two or fully equipped and furnished, as best suits your needs!
Bath
It is designed to consume the least amount of space and includes all equipment. The washbasin is integrated in a laminated pine countertop (moisture resistant and treated with waterproof beeswax) with integrated towel rack. The toilet is suspended with recessed cistern, resin shower tray and all the faucets are of the Spanish brand Imex. It also includes a backlit mirror.
Kitchen
The price of the kitchen indicated in the customizer includes the cabinet fronts finished in birch. If you want a different finish, please consult with our sales team. The countertop and backsplash are made of high-strength compact quartz (in white). The sink and faucet are stainless steel.

It also includes an island with lower storage and dimensions of 2.12m long x 65cm deep.
- tini 3M: worktop (2.27m long x 65cm deep) and top in compact quartz, stainless steel sink and faucet, 4-burner hob, extractor hood (including outside flue), refrigerator and freezer (210/79liters), upper (2.76m long x 45cm deep) and lower (2.76m long x 65cm deep) cabinets.
It also includes an island with lower storage and dimensions of 2.82m long x 65cm deep.
Bed base with drawers
All our furniture is made of Galician pine treated with matte varnish. The base size of the bed base is 1.50m wide x 2m long, but we have no problem in adapting to other dimensions. The price indicated in the customizer includes drawers under the bed base. If you would like, we can also include bedside tables on both sides of the bed base, with an extra cost of 550€/sleeper.
Cabinets
The price of the cabinets indicated in the customizer is with birch plywood finish. If you want a different finish, please contact our sales team. Our cabinets go from floor to ceiling and are delivered dressed, with hanging bar and shelves, as well as with interior led lighting.
Wooden bench
The bench, like the bed base, is made of Galician pine wood treated with matte varnish. It will help you to optimize the space of the living area, as it is integrated into the perimeter and comes equipped with drawers for storage (cushions are not included in the price).
Wooden table
A light dining table, in continuity with the bench, made of Galician pine wood. In the case of the tini® S model, it is a folding table to avoid consuming a lot of space.
Wood stove
With our wood stove you can easily heat up to a tini® M. If your space is larger, our team will advise you on the different possibilities. The price of the stove includes:
- stove with woodshed and its installation
- vitifricated and insulated inner draft
- external shot with cap
- interior floor protection plate
Hot and cold air
Another option to air condition the tinis® is to install a hot/cold air pump. There are other alternatives to this type of air conditioning of which our team will be able to inform you without obligation.

Pladur
Plasterboard is a simple and light material, a smooth surface that provides a clean and homogeneous environment. In wet rooms the plasterboard we use is water-repellent, to protect the walls and ceiling from humidity.
Poplar OSB
Our interior material with more character, poplar OSB wood, is made only with tree branches, avoiding the felling of specimens. It is a dense wood with great insulating capacity, both thermally and acoustically.
Birch wood
Birch is a wood with a soft and discreet grain, which makes the space very bright. Like OSB, it adds an extra layer of insulation to tinis® facades.

Galvanized steel
Galvanized steel is a very resistant and durable material. We use it in the form of corrugated sheets, which gives the facade rhythm and variation. It also reflects the surroundings and the evening light.
Corten steel
The Corten steel facade turns the tini® into a sculpture. Its marked texture in orange and ochre tones stands out among the vegetation and changes over time. Like galvanized steel, it ages well and has great durability.
Burned wood
The wood we use for the facade is subjected to a previous treatment, with the Japanese technique Shou Sugi Ban. This technique burns the first layers of the wood, giving it greater resistance to the passage of time and highlighting its natural grain. We love tinis® with a wood finish because it also adds an extra layer of insulation to the facade.
Heat-treated wood
The wood in its natural color is protected with a heat treatment, giving rise to what is known as heat-treated wood. Its caramel color blends perfectly with the structure of the tinis®.
Models
At tini® we have our own system, based on our model M (32m2). With optimized dimensions for transport, the combination of modules of the same or different sizes allows for a wide variety of configurations, based on the use and experience of the user.
tini® XS
The tini® XS model is the smallest model in our catalog. It has a surface area of 15.7m2, with a small toilet and the possibility of kitchen furniture.

tini® S
The tini® S model has a surface area of 23.5m2, with maximum use of the interior space, which is enhanced by its large corner windows.
The interior consists of a sleeping area, small kitchen-living room and bathroom.

The tini® M model has a surface area of 34m2, and is the base module of our system. Its dimensions are optimized for transport. tini® L
The tini® L model has a surface area of 45m2. The configuration of the space is achieved by joining a module M (34m2) with a second module (11m2), placed in a T-shape.
The small module becomes an independent bedroom, while the larger module concentrates the day area, living-dining-kitchen, bathroom and a second bedroom.
